PER CURIAM.

We affirm the trial court in all respects. We note that the trial court properly retained jurisdiction to consider future issues of damages and mitigation as they arise under the subject lease agreement. Coast Federal Savings and Loan Association v. DeLoach, 362 So.2d 982 (Fla. 2d DCA 1978).

AFFIRMED.
